Summary: December 2017 was another solid month for the Colorado Springs area housing market. The YTD sales market trended upward for the 5th straight year with an incredible 1,019 more homes sold vs December 2016's YTD numbers. The average sales price increased by $5,884, and the median priced increased by $5,000 against November's numbers.  The numbers are more staggering when compared to this time last year with a whopping increase in average sales price of $35,855 and in increase  of $35,000 in median sales price. Supply and Demand continues to drive the market with 185 fewer homes available this December compared to 2016. The Fountain Valley area led the way with 208 units sold in December which is an increase of nearly 20% against the previous month. The Powers area's 119 units sold was second. The Southwest area was third in units sold at 91 which is over a 50% increase in this category versus the previous month.  The East and Briargate areas round up the top five in units sold with 82 and 78, respectively. An interesting number that jumps out is that Eleven homes sold between the price of $800K and 1.9K in December versus only 4 homes in November in this same price range.
