A: USAA works with large companies that will distribute your information to a few agents in their office who have no vested interest in ensuring you are 100% satisfied. As in any industry, are you more likely to receive better service from an “Employee” of a large company or the “Owner” of a smaller one?
Q: How can I sign any paperwork from out of state?
A: I utilize e-Contracts which allow you to sign all the real estate documents from anywhere you have internet access.
Did you know that USAA charges the Realtor who attempts to “assist” you 35% of her commission? This means that if you buy a house for $200,000, and the seller pays your Realtor a 3% commission, then USAA will take $2,100 of the Agent’s earned commission of $6,000. USAA will then give you back $950! Where does the rest of the money go? USAA’s pockets! How much does your USAA assigned Realtor really get? Let’s take the same example above. If the Agent who “assisted” you receives $6,000 and gives USAA $2,100, this leaves her with $3,900. But, we are not done, they are probably on a 30% split which means they have to give their Broker (remember, I’m my own Broker) an additional $1,170. This means the Realtor who “assisted” you receives $2,730. However, we are still NOT done here. The Realtor now has to give “Uncle Sam” his share which is around another 30%. What is the final NET commission for the agent who USAA said is “pre-screened, and qualified” to assist you? A whopping $1,911!
Let’s recap. If USAA’s assigned Realtor receives $1,911 of the $6,000 she earned how motivated is she really to assist you? I’d say, not much! This means that the most experienced Realtor in that office- the one you really want assisting you, will not be the one helping you, but instead it will be a newer, inexperienced Realtor looking for any “business” that comes their way.
This process is much worse if you are Selling a house, because there are more costs associated with the marketing and sale of a house. In the scenario above, how much money would the Realtor have of the $1,911 to invest in the marketing of your house? Not much! The interesting part in the “Selling” scenario is YOU paid the commission to your Listing Agent. This means that USAA was “kind” enough to give you back $950 of the $2,100 you gave them to “assign” YOU their "best, most experienced, and most qualified” Realtor!
